Job summary:

The planning, building and monitoring of financial models for DWTC’s real estate investment assets and development projects.

 

Major responsibilities and accountabilities:

  • Planning, building, managing and monitoring financial models for DWTC’s real estate development projects.
  • The preparation of quarterly and annual valuations of DWTC’s investment portfolio for financial reporting purposes.
  • As and when required, the management of consultants who are appointed by DWTC to prepare external valuations, market research and revenue projections.
  • Sourcing, negotiating and cooperating with 3rd party funding institutions and partners.
  • The collection, interpretation, appropriate use and internal circulation of key real estate market data.
  • Building and fostering good relationships with other DWTC teams to enable free flowing communication within the organisation.
  • Building and monitoring of departmental capital and operational expenditure budgets.
  • Preparing and presenting investment and funding strategies.
  • Undertaking in-depth financial analysis of real estate investment and development opportunities, the analysis of key metrics and provision of subsequent recommendations of appropriate investment strategies.
  • The preparation of detailed research reports on varying real estate sectors with appropriate and justified conclusions and recommendations.
  • The analysis of prevailing market and economic trends along with an interpretation of investment risks.
  • Business planning, revenue forecasting and budgeting for projects and teams.
  • Preparation of analysis of developed and undeveloped land, construction cost analysis, revenue projections, legal analysis of leasehold contracts for valuation purposes.

 

Desired Skills and Experience

  • Minimum degree level education from a recognized university, preferably in a real estate finance related subject.
  • Professional qualification such as MRICS (Chartered Surveyor) shall be an advantage.
  • Expert use of all standard Microsoft Office software.
  • Expert understanding of Excel.
  • Experience, understanding and detailed knowledge of Argus software is very important.
  • 3 to 5 years of real estate investment and financial analysis experience as a minimum.
  • Good knowledge of and experience within Dubai’s real estate market is important.
  • Proven experience of preparing valuations of real estate assets for financial reporting purposes
  • Proven experience of preparing financial appraisals for real estate development projects.
